Surveys

Building Surveyors, as the name suggests, carry out detailed inspections of buildings and produce helpful, informative reports. We survey buildings of every sort, from listed buildings of historic interest to modern warehouses. We also do much more.

GLM's Chartered Building Surveyors provide:

• in depth quinquennial and similar condition surveys to assist in planning maintenance programmes
  
• detailed pre-acquisition reports as part of the due diligence in buying buildings or taking on lease obligations
  
• expert dilapidations surveys and schedules of dilapidations for landlords and conversely advice for tenants facing dilapidations claims
  
• specialist services including the inspection of buildings that are old, unusual, complicated or run-down such as large country houses, listed buildings and buildings in need of restoration or refurbishment
  
• diligent surveys of property portfolios at short notice and within tight time constrains for commercial investors
  
• measured surveys and accurate CAD drawings of buildings

In a pre-acquisition situation we will typically undertake a detailed survey and then report verbally/briefly. Then, if the sale proceeds we will complete our detailed report. This saves a substantial part of the cost of the survey if the purchase does not proceed.

Projects

As building surveyors we undertake repair, refurbishment, alteration, extension and newbuild projects working seamlessly with our architectural colleagues where appropriate, often producing drawing details. We bring to building projects experience of building defects, a focus on project management and cost control and a property industry perspective on value for money and long term maintenance issues.
