From 4th January 2009 all commercial premises built sold or let will require an Energy Performance Certificate.
This will require a complex calculation which only qualified individuals can undertake.
Gathering data for this calculation can be a time consuming and laborious process. To make the job quicker, and therefore cheaper
those seeking EPCs can help the assessor by providing:
- Detailed CAD plans
- Details of the external envelope (walls, floor and roof), including insulation thicknesses and types
- Specification of heating, cooling or air conditioning systems
- Specification of lighting systems
An EPC survey is to be considered like an MOT: the condition of the building on the day of the survey is what is noted down to form
the EPC rating. If the surveyor cannot access the insides of walls, or roof voids, the default must be chosen, and this will often
assume the worst case. To ensure the most accurate rating, building owners must work with the surveyor to ensure the greatest
amount of relevant information is available on the day
